When it comes to real estate, valuation or estimating a home's value, can take many forms. On a single piece of property, there can be the Tax Assessor's value, the real estate appraiser's value, the property owner's "personally determined" value, the market value, and the actual sales value.
All of these values will be a completely different range of numbers, but ultimately, a seller's home is only worth what the neighbor's house sold for! In the end, the true value of any home is the price that a ready, willing, and able buyer has agreed to pay for it at a particular point in time.
Accurate pricing is critically important because overpricing can reduce sales associates' activity and advertising response. It can also attract the wrong prospects as well as discourage interested buyers. Though Realtors® do not have a crystal ball to determine exactly what your home will sell for, an experienced agent like myself can help you determine what your home is worth based on what has sold recently (usually within 90-180 days) in the area through the use of a Comparative Market Analysis or CMA.
